How much does restoration cost?
Most water and fire damage is covered by your homeowner's policy, and pricing is set to insurance standards — we can't quote a flat price before we see the damage, but we'll walk you through it and bill your carrier directly.

Will my insurance cover it?
Most sudden, accidental water damage is covered by a standard homeowner's policy. We document the loss to insurance standards and bill your carrier directly. Gradual leaks you knew about and ignored are the usual exception — we'll tell you straight.
Do I have to tear out my drywall and floors?
Not always. We use moisture meters to find exactly what's wet and dry materials in place wherever it's safe to — saving you teardown, time, and cost.
How long does drying take?
Most homes dry in 3–5 days depending on how saturated they are. We monitor daily and dry to a verified standard rather than guessing.
What should I do before you arrive?
If you can do it safely, shut off the water source and the electricity to the affected area, and stay out of standing water. Don't use a household vacuum on the water. Then leave the rest to us.
Is the smoke smell permanent?
No. We use professional deodorization that neutralizes odor at the source rather than masking it. Masking is what fails in the first humid week; doing it right is what makes it last.
Can you secure my home today?
We board up and tarp quickly to protect the property from weather and intrusion while the full restoration is planned, so the loss doesn't keep growing overnight.
Can my belongings be saved?
Many can. We sort restorable from non-restorable contents, clean what can be cleaned (often by packing it out), and document the rest for your claim.
Why call a restoration company if the fire department already left?
Soot is acidic and keeps damaging surfaces every hour it sits, and lingering smoke embeds deeper over time. Fast, correct cleaning is what saves finishes, contents, and the air in your home.

My basement floods every storm — can you help long term?
We restore the current damage and identify the moisture source so you can address the cause. We're not a waterproofing contractor, but we'll point you in the right direction.
Is it safe to go down to a flooded basement?
Not until the power to that level is off — water and electricity are a serious hazard. Call us, stay upstairs, and we'll handle it.
Will my homeowner's insurance cover it?
It depends on the cause. Internal failures are usually covered; surface and groundwater flooding often needs separate coverage. We document the loss and cause so your adjuster can make the call, and we bill the carrier directly.
Do I really need professional drying for a basement?
Yes — below-grade spaces are cool and slow-drying, which is exactly where mold takes hold after a surface-only cleanup. We dry to a verified standard.
What about the stuff I had stored down there?
We help sort salvageable from unsalvageable, dry what can be saved, and document losses for your claim.
Is mold dangerous?
It can affect indoor air quality and health, which is exactly why we contain and remove it under proper safety controls rather than wiping it away. Our crew is IICRC Health & Safety (HST) certified.
Can't I just clean it with bleach?
Wiping or bleaching visible mold without containment scatters spores through the house and leaves the moisture source intact — so it comes back. Proper containment and source repair are what actually solve it.
How do you know it's really gone?
We finish with post-remediation verification, confirming the area is clean before we reopen it — not just assuming it worked.
Why does mold keep coming back after I clean it?
Because the water feeding it is still there. We find and address the moisture source as part of remediation, which is what stops the cycle.
Will insurance pay for mold removal?
Sometimes — many policies cover mold only when it stems from a sudden covered water loss. We document the cause clearly so your adjuster can decide, and bill directly when it's covered.
Is it safe to stay in the house?
Stay out of the affected area until it's cleaned and sanitized — black water carries bacteria and other contaminants. Call us and we'll handle it safely.
Why can't I just clean it up myself?
Sewage is a Category 3 biohazard. Without proper PPE, containment, and hospital-grade sanitizing, you risk illness and leave contamination behind you can't see. This is the one category of water loss to leave to a certified crew.
What gets thrown away versus saved?
Porous materials that have absorbed sewage — carpet, pad, soaked drywall — generally can't be reliably sanitized and are removed. Hard, non-porous surfaces are cleaned and disinfected.
Will the smell go away?
Yes. After decontamination and drying we deodorize to remove the residual sewage odor at the source.
Does insurance cover sewage backup?
Often — but it usually requires a sewer/drain backup endorsement on your policy rather than base coverage. We document the loss clearly and bill your carrier directly when it's covered.

Why not just use my own fans?
Household fans move air but don't pull moisture out of the structure, and they can't reach what's trapped in wall cavities and subfloor. Commercial air movers paired with dehumidifiers and daily metering are what actually dry a building.
How do you know when it's actually dry?
We take documented moisture readings against a target dry standard for the materials — so “dry” is verified with numbers, not assumed.
Can you dry it without tearing everything out?
Often, yes. Proper structural drying is what lets us dry materials in place and avoid unnecessary teardown wherever it's safe to.
Do you do commercial buildings too?
Yes. Our founder holds the IICRC Commercial Drying Specialist (CDS) certification, and we handle both residential and commercial structural drying.
